Polk County Planning Board approves minor subdivisions, mobile home park

COLUMBUS—The Polk County Planning Board convened on February 13 at the Bryant H. Womack Justice & Administration Building to discuss three minor subdivisions and a mobile home park, ultimately granting preliminary approvals.
During the evening session, the board approved the Clover Creek Mobile Home Park, which encompasses eleven lots in Cooper Gap Township and covers 13.12 acres. Board members emphasized that the park would be subject to the Mobile Home Ordinance, which dictates specific zoning regulations, density limits, and setback requirements distinct from those governing typical subdivisions.
The board permitted two minor subdivisions. The Blackwood Minor Subdivision, comprising eight lots on 23.61 acres in Green Creek Township, will be located off Chesnee Road and Blackwood Road. The Staley Contracting Minor Subdivision, with eight lots in Columbus Township, will be situated on 10.94 acres off Sandy Plains Road and John Sheehan Road.
The planning meeting concluded with approval of the Hubert Metcalf Subdivision, which proposes the expansion of a two-lot property to three lots in Green Creek. All approvals are subject to the developers getting all requested permits required by the Planning Board.
As part of its mandate, the Polk County Planning Board, appointed by the Board of County Commissioners, carefully reviews and decides on various development applications. Subsequently, the board’s recommendations are presented to the Polk Board of Commissioners, which considers the board’s insights before making final decisions that reflect the community’s needs and priorities.
