Residential.

 

  • In the HC zoning district, added Dwelling, Multi-Family (Less than 10 units) as a conditional use (C).
  • In the MU zoning district, added Mixed Use as a conditional use with supplemental regulations (CS).

 

Retail Sales and Services.

 

  • Automobile Lubrication Shop (all vehicle parking in rear of building and work conducted completely inside).
  • Automobile/Motorcycle Repair Shop (all vehicle parking in rear of building and work conducted completely inside).
  • Child Care Center.  1) In the HC zoning district, changed it from a permitted use to a permitted use subject to supplemental regulations (PS).  2) In the NC zoning district, changed it to a conditional use subject to supplemental regulations (CS).
  • Child Care Center (as an accessory use for a principal business).  In the NC, HC and I zoning districts, changed this from a permitted use to a permitted use subject to supplemental regulations (PS).
  • In the NC zoning district, added Upholstery – Furniture Repair as a permitted use (P).

 

Wholesale Sales and Warehousing.

 

  • Outdoor Storage > 1,500 sq. ft. (accessory).  In the NC and HC zoning districts, changed it from a conditional use to not permitted (blank).
  • Changed the other outdoor storage use classification to read Outdoor Storage <1,500 sq. ft.
  • Outdoor Storage <1,500 sq. ft.  In the NC and HC zoning districts, added this as a conditional use (C).
  • Portable Storage Container.  In the AR zoning district, added as a permitted use (P).

 

 

31.       8.6  Deleted footnote #1, renumbered remaining footnotes.  Removed footnote 2 from HC district.

 

32.       9.2 Energy Generating Facility, Accessory (Solar). Solar collectors shall be permitted as an accessory use to new or existing structures or facilities in accordance with Section 8.5, subject to the following standards.

 

33.       9.2.1.1. Pitched Roof Mounted Solar Systems. For all roof-mounted systems other than a flat roof, a drawing shall be submitted showing the location of the solar panels. The highest finished slope of the solar collector may not be more than the slope of the finished roof surface on which it is mounted.

 

34.       9.2.5  Compliance with Other Regulations.  All solar collector systems shall comply with Article 24, Mountainside and Ridgeline Protection Ordinance for Zoned Areas all other applicable regulations.

 

35.       9.3.4.  Maximum height of wind turbines shall be consistent with the requirements of the underlying zoning district.  The height shall be measured from the ground to the highest point of the prop.

 

36.       9.3.8 Compliance with Other Regulations. All wind energy generators shall comply with all other applicable regulations contained within this UDO.

 

37.       9.4 Guest House.  Added the word “it” to end of first sentence (i.e., provided that it is…).

 

38.       9.15.3 Water and Sewer.  All mixed use shall must be served by a public water system or state-approved community water system AND a public sewage treatment system or state approved community/package sewage treatment system.

 

39.       9.6  Home Occupation, Class II.  Replaced all references to “Residential Business” to Home Occupations.  Removed the word “necessary” from Section 9.6.1.9.
