Equestrian center is assessed at $78 million
MILL SPRING—Tryon Equestrian Properties was Polk County’s top taxpayer for 2019, according to the county’s annual audit report.
TIEC’s assessed value is $78,638,023, which is almost $35 million more than the second top taxpayer of Adult Communities Total Services (Tryon Estates) at $43,777,210.
Tryon Showgrounds was the county’s third top taxpayer, which is assessed at $42,623,620, according to the county’s audit report.
The Polk County Board of Commissioners was recently presented the annual audit report for fiscal year 2018-2019, which ended June 30, 2019.
TIEC makes up 26.62 percent of Polk County’s tax value, with Tryon Estates making up another 14.82 percent and Tryon Showgrounds making up 14.43 percent.
Polk County’s fourth highest taxpayer is Public Service Co. of NC, with the fifth highest being Duke Energy.
Mill Spring Resort is the county’s sixth top taxpayer; Rutherford Electric Membership Corporation is the seventh; Clary Hood Inc. is the eighth; Travis Oates LLC the ninth and Green River Farm LLC is the 10th, according to the audit report.
The county compared its top taxpayers with the top taxpayers in 2010.
In 2010, the top taxpayer was Mill Spring Resort, with Tryon Estates being the second top taxpayer. Duke Energy was the third highest taxpayer in 2010; Rutherford Electric was the fourth highest taxpayer in 2010; Windstream was the fifth highest taxpayer in 2010 and TIEC was the sixth highest in 2010. TIEC was worth $11,341,634 total assessed value in 2010, so has grown by more than $67 million over the last decade.
The top 10 taxpayers of 2019 make up 96.06 percent of Polk County’s total assessed value at $283,744,019, according to the audit report.
In 2010, the top 10 taxpayers made up 80.90 percent of the total assessed values in Polk County at $221,340,865, according to the audit report.
Compared to year-end 2017-2018, Tryon Estates was the county’s top taxpayer and TIEC was the second highest taxpayer.
Tryon Estates had a total assessed value of $48,569,120 in 2018, so grew slightly over one year.
Last year, TIEC’s taxable assessed value was $35,992,340, so TIEC grew in value by more than $42 million in one year.
